Description

The proposed building plan revisions are in response to an error in the original topographic survey that showed all existing elevations 18” above their actual location and a tree that recently died due drought conditions. The survey has been corrected and the background information has been updated on all applicable sheets. C0.0 – COVER SHEET:Revised to show revision date of July 15, 2024 C1.0 – OVERALL SITE PLAN:The site plan has been updated to show 2 additional parking spaces in the northwest corner of the site where the dead tree was previously shown to be saved. The site data table has been updated to reflect the additional parking spaces. C1.1 – HORIZONTAL CONTROL & SIGNING & MARKING PLAN: The site plan has been updated to show 2 additional parking spaces in the northwest corner. The stairs on the east side of the building have been adjusted to account for the 18” elevation bust. Powerblock porous pavers have been added at both entrances to prevent stormwater from leaving the site. C2.0 – DEMOLITION & EROSION CONTROL PLAN: All existing grade/elevations have been adjusted down 18” per the corrected survey. Tree #295 is now shown to be removed as it died during the recent drought. C2.1 – TREE PRESERVATION PLAN: Tree #295 is now shown to be removed as it died during the recent drought. Tree Credit/Debit calculations table has been updated including the Tree Save Fund fee. C3.0 – UTILITY PLAN: The water meter & backflow have been shifted west due to the parking layout change. The Utility Connection profiles have been updated to reflect the corrected existing grades. C4.0 – DRAINAGE PLAN: All existing invert elevations have been revised to reflect the corrected survey. Onsite storm layout was revised to reflect proposed grading changes. Due to the 18” elevation bust; the driveway trench drains could no longer connect to the retention pond. Therefore, the trench drains were replaced with Powerblock porous pavers. C5.0 – PAVING & GRADING PLAN: All existing grade/elevations have been adjusted down 18” per the corrected survey. Revised onsite proposed grading to transition to corrected existing grades. C5.1 – GRADING SECTIONS: All existing grade/elevations have been adjusted down 18” per the corrected survey. All sections have been updated to reflect proposed grading changes. C5.2 - LEMON STREET CANAL BRIDGE CROSSING DETAILS: All existing grade/elevations have been adjusted down 18” per the corrected survey. Section has been updated to reflect proposed grading changes. C6.5 - DRAINAGE DETAILS: The Outfall Control Structure detail has been updated. C6.6 – DRAINAGE DETAILS: The Water Quality Underdrain detail has been updated. RL1.0 – CODE REQUIRED PLANTING PLAN: Because Tree #295 has died, it is no longer being shown as saved. Planting near the northwest corner has been revised based on site plan changes. 2 tree grates have been removed and replaced with a flush planter east of the building. VUA Greenspace and Interior Requirement calculations have been updated. No additional planting is proposed except jasmine in the flush planter east of the building. RL2.0 – CODE REQUIRED PLANT LIST & NOTES: Plant List has been updated to include additional jasmine.
