Description

BLD-22-0496438/BLD-22-0493043 BDG Architects, as Architect of Record for the referenced project. We are requesting this AMMR to reduce the minimum living room area in a dwelling unit from 220 square feet to 190 square feet based on the new 2023 FBC code being adopted in 2024. 2023 FBC 1208.4 Efficiency dwelling units. Efficiency dwelling units shall conform to the requirements of the code except as modified herein: 1.The unit shall have a living room of not less than 190 square feet (17.7 m2) of floorarea. 2020 FBC 1208.4 Efficiency dwelling units. An efficiency living unit shall conform to the requirements of the code except as modified herein: 1.The unit shall have a living room of not less than 220 square feet (20.4 m2) of floorarea. An additional 100 square feet (9.3 m2) of floor area shall be provided for eachoccupant of such unit in excess of two. The 2023 FBC as stated above has revised the code minimums which would allow the project to add back the needed additional closets that were revised during the previous permitting period. This AMMR requests this change based on the fact that the proposed design does meet the intent of the code and does not reduce the quality, strength, effectiveness, fire resistance, durability or safety of the building or its occupants.
