Pursuant to Section 27·140(g), the amount to achieve the Incremental Bonus Density of 31 units per acre is$27,477.74 (the "Bonus Amount"). Developer shall pay the Bonus Amount to the City prior to issuance of the first temporary or permanent certificate of occupancy for the initial phase or portion of the Project. Pursuant to Section 27-140 (f) of the Code, the Bonus Amount shall be applied to CIP Project No. 1001179 Gray St Complete Streets Improvements which evaluates complete street improvements along Gray St. from West Shore Blvd. to Willow Ave. and will develop a bicycle boulevard as well as improve pedestrian facilities throughout the corridor or a similar project within the same multi-modal transportation impact fee district as the proposed development project

Work on Arch St provide a grading plan for their proposed piped ditch system that shows runoff from the private property, the roadway and the parkway can enter the inlets. They will also need to meet any Transportation requirements for curbed roadways, sidewalks, etc. But yes, they will be able to pipe in the ditch, per our Technical Standards, in order to connect their outfall to the public storm system.
